Woodland Hills' October Still Happens Around a Mall That Isn't There

The Promenade was knocked down by August, and the lot is clear. Circus Vargas still lists "The Promenade" as its Woodland Hills venue for this fall anyway. It's the same address it used the last two years, and it points to a site with no mall on it. Construction on what replaces the mall isn't targeted to start until 2027. That leaves a gap of a few months, and much of Woodland Hills' October falls inside it. Most of what's on this month's calendar sits along a short stretch of Topanga Canyon Boulevard, between the 5800 and 6600 blocks. The empty parcel is in the middle of that stretch.

What is actually on the site right now

Urbanize LA reported on August 10 that the Promenade had been "reduced to rubble." Secret Los Angeles reported in September that demolition started in January and finished in August. That left about 52 acres bounded by Topanga Canyon Boulevard, Erwin Street, Owensmouth Avenue and Oxnard Street. The mall had stood there since 1973.

Rams owner Stan Kroenke now owns the property and several nearby Warner Center sites. He's planning more than 5.2 million square feet of high-rise and low-rise buildings there, called Rams Village. According to plan revisions sent to the city, the first piece to break ground would be two residential buildings with 646 homes along the north side of the property. The first of those is described as an eight-story building with 326 units, retail space and parking. Secret Los Angeles reports that permanent construction is targeted for 2027, with the full neighborhood built in phases over about a decade.

So for now the parcel is cleared but not under construction, and that's the window this fall's circus run is booked into.

The circus kept the address

Circus Vargas has played this spot for years. Here's how the last three Woodland Hills runs have been listed:

The 2026 run is about a week longer than last year's and stretches into mid-November. This year's show is called "Masquerade!" The company describes it as a Big Top production built around mystery and mastery. The official ticket page gives the address as 6100 Topanga Canyon Blvd. but labels the city "West Hills, CA 91307." That's the kind of mix-up you get when a listing outlives the building it points to. A KHTS item from October 1 also lists the Woodland Hills dates at The Promenade.

No coverage since the demolition has said where on the cleared land the tent will go, which entrance to use, or whether the venue might change. The official schedule still says The Promenade, and the ticket page, which lists the stop simply as "Woodland Hills" at 6100 Topanga Canyon Blvd., still has some leftover 2025 wording. Check the official site for the latest before you drive over. One rule matters at the gate: tickets are mobile or will-call only, online purchases can't be printed for entry, and tickets bought from unauthorized sites won't be honored.

October, in the order it happens

Here's the month by date. Three of the four events fall within a few blocks of the old mall.

  1. October 1 to 31, Pierce College pumpkin patch. Seasonal Adventures runs the patch at 7100 El Rancho Drive, near the Pierce Farm Center. Hours are 4 to 9 p.m. Monday through Thursday, 4 to 10 p.m. Friday, 11 a.m. to 10 p.m. Saturday and 11 a.m. to 9 p.m. Sunday. The operator's October 3 update said "All other locations open," which covers Pierce. The listing includes rides, inflatables, a petting zoo and free parking.
  2. Saturday, October 17, 5 p.m., Light the Night Walk. It's held at Warner Center Park, 5800 Topanga Canyon Blvd.
  3. Wednesday, October 21, 5:30 to 8:30 p.m., "Cheers to 20 Years Food and Wine!" This public event from the West Valley · Warner Center Chamber of Commerce is at Jaguar Land Rover Woodland Hills, 22006 Erwin Street, with local restaurant and dessert vendors. Erwin Street is one of the four streets around the Rams Village site.
  4. October 23 through November 16, Circus Vargas. "Masquerade!" is listed at 6100 Topanga Canyon Blvd., as covered above.

Only the pumpkin patch is outside Warner Center. The walk, the Chamber's anniversary event and the circus all fall within a few hundred address numbers of each other, on the two streets that frame the cleared lot. Losing the mall didn't scatter these events around town. They've stayed put.

The new openings line up on the same boulevard

The fall's restaurant and entertainment news lands on the same corridor. Westfield Topanga and Topanga Village sit just north of the old Promenade on Topanga Canyon Boulevard. Three announced arrivals have addresses there:

  • Bread Head is opening its fourth location at 6316 Topanga Canyon Blvd., Suite 1180, in Topanga Village, in the space Veggie Grill used to occupy. WhatNow reported on September 24 that the target is December 2026, so it isn't open yet.
  • The Escape Game is headed to Westfield Topanga at 6344 Topanga Canyon Blvd. As of October 1, WhatNow reported no exact opening date.
  • Cache 58, from chef Ruben Barragan, is planned for Westfield Topanga at 6600 Topanga Canyon Blvd. No opening date has been announced.

That puts the whole fall on one stretch of Topanga Canyon Boulevard: the Light the Night Walk at 5800, the circus listing at 6100, Bread Head at 6316, The Escape Game at 6344 and Cache 58 at 6600. Between those addresses you'll find a park event, a circus tent, a bakery-café, an escape room and a chef-driven restaurant, all well under a mile apart. Only the circus depends on the empty lot.

The one opening you can visit today is south of all that. Danny Boy's Famous Original opened its third location in late June inside Valley Country Market at 20929 Ventura Blvd. The Daily News described a menu of New York-style pizza, salads, garlic knots and wings. It doesn't fit the Warner Center pattern, but it's open now. The three Topanga arrivals above are still on their way.

What the plans put on the lot next

This fall's events all run on short schedules. A walk lasts one evening and a circus run lasts a few weeks. That works on a cleared site where permanent construction is still a year out. The current Rams Village plans call for that kind of activity to become permanent at the same address. City officials reviewed several components in 2025. They include:

  • a three-story Rams headquarters with a public plaza
  • a two-story indoor training facility with spectator seating
  • two four-story entertainment venues seating 2,500 and 5,000 people, plus retail space
  • a 37-story mixed-use building with more than 700 homes, live/work units, a 182-room hotel and commercial space

Secret Los Angeles's coverage also describes a 65,000-square-foot park as part of the project. None of it is built, and the full buildout is expected to take about ten years. But the plans put the same kind of use on this land that the fall calendar already has: crowds gathering for an evening on Topanga Canyon Boulevard, a few blocks from Warner Center Park.

For now, the "Masquerade!" run goes from October 23 to November 16 at a listed address with no mall behind it. The Light the Night Walk starts at 5 p.m. on October 17 a few blocks south.

The Promenade site is changing faster than anything else in Woodland Hills right now, and the 646-home first phase is the first piece slated to break ground.
